The first week of April 2022, this highly-rated pizza restaurant, and long-standing customer on Universal Boulevard, Orlando called because their A/C was not cooling in their dining room. #
The customer also wanted to go ahead with a maintenance plan estimate, including his other NYPD pizza restaurant in Hunter’s Creek, Fl, since his maintenance plans with Ferran were expiring.
The customer also wanted to know if there were any solutions for cooling down the kitchen since the heat in the summer was becoming unbearable.
Our tech diagnosed the York system in the dining area, Circuit #2 was low on r-22 refrigerant.
In the kitchen the Carrier unit was not cooling well due to the expansion device at the coil being restricted. It was concluded that the client needed an expansion valve for both circuits.

It was decided that the office would find out parts availability and quote expansion device repair.
Two weeks later the work was carried out:
- Refrigerant was added to the York system in the dining room and the system was cooling well.
- The expansion devices for both coils were replaced to resolve restriction in refrigerant flow.
While on-site, our techs noticed another carrier unit (not in the kitchen) was barely spinning. With authorization they completed a diagnostic and found a failing condenser fan motor. a replacement was quoted to the customer and the work was carried out the next day; our tech replaced the condenser motor with a new OEM carrier motor and replaced the replaced capacitor. The System is currently operational.
While on site, our techs noticed that another carrier unit (not in the kitchen) was barely spinning. With authorization from the client they completed a diganogistc and found a falling condenser fan motor.
The part was ordered and replaced the next day with an OEM carrier condenser motor, the capacitor was replaced as well. The system was left operational and the client satisfied.
